Higher Rates Push ARM Loan Applications Higher

As mortgage interest rates climbed higher this week, demand for adjustable-rate mortgages rose as well, according to the Mortgage Bankers Association. Requests for ARM loans increased to 8% of all home loan applications, the highest level in five weeks. Total mortgage application volume inched up just 0.8% during the latest week, with a 1% decline in refinance requests and a 2% increase in home purchase submissions. Meanwhile, the average rate on a 30-year fixed-rate mortgage rose to 6.71%, up from 6.66% the previous week, and the highest level in over a year.

Mortgage Rates Jump to 9-Month High as Iran Hostilities Resume

Long-term mortgage interest rates surged closer to 7% yesterday, amidst news of renewed hostilities in the Iran war. The average rate on a 30-year fixed-rate mortgage jumped to 6.87% Monday, according to Mortgage News Daily, up 12 basis points since Thursday and the highest level since June 2025. The threats of more missile attacks drove oil prices higher, which pushed bond yields up. Before the war started at the end of February, the average 30-year rate was 5.99%.

Mortgage Demand Falls as Rates Inch Up

Applications for mortgage loans declined 1% last week, according to the Mortgage Bankers Association, while interest rates increased to their highest level in three weeks. The average rate on a 30-year fixed-rate mortgage inched up to 6.87% from 6.77%. The decrease in home loan applications was led by a 2% fall in refinance requests. Refinance applications were down 17% from a year ago. Home purchase loan applications slipped just 0.3% for the week but were down 5% for the year.

Home Purchase Cancellations Hit Near 3-Year High

The number of home purchase contracts cancelled in July reached an almost three-year high as buyers in inventory-rich regions felt more confidence to look for better offerings. According to Redfin, 14% of all U.S. home-sale agreements that went under contract in July fell through, an increase from 13.7% in June and the highest level since November 2023. Contract cancellations were most common in the South where there was plentiful inventory and fewer buyers; competitive markets, like Long Island and parts of the Bay Area, saw very few cancellations.

Mortgage Rates Dip for a Second Straight Week

Long-term mortgage interest rates fell for the second consecutive week, potentially providing some relief for would-be homebuyers and refinancers. The average rate on a 30-year fixed-rate mortgage declined to 6.65% during the week ended August 20, 2026, down from 6.67% the week before. A year ago, the 30-year average was lower at 6.58%. Mortgage rates decreased as the bond market had a turbulent week; investors were responding to concerns over inflation and the growing U.S. fiscal deficit.

U.S. Homebuilding Starts Fell in July

New single-family homebuilding fell dramatically in July, dropping 9.9% to a seasonally adjusted annual rate of 808,000 units, according to the Commerce Department’s Census Bureau. New single-family home starts also dropped 15.7% from a year earlier. Total new home starts – including apartments and condos – fell 12.4% in July. High mortgage interest rates and rising prices continue plague the housing market and affordability for buyers.

Total mortgage application volume rose 3.6% in the latest week as mortgage interest rates took a break from five straight weeks of increases.  The uptick in demand was led by a 5% increase in refinance requests, according to the Mortgage Bankers Association. Applications to purchase a home were up 3%. Meanwhile, the average rate on a 30-year fixed-rate home loan slipped down to 6.67% from 6.69% the week before, according to Freddie Mac.

Existing Home Sales Fell 1.7% in July

Read

Sales of existing U.S. homes declined 1.7% in July from June, according to the National Association of Realtors, but rose 0.7% from the year before. Inventory also fell in July, but with the slower sales pace, there remains a 4.6-month supply of unsold homes, unchanged from the month before. By region, monthly sales grew in the Northeast, were flat in the West, and decreased in the Midwest and South. The median home price, however, rose 2% from a year ago to $434,100, the 37th month of year-over-year increases.

Luxury Buyers Rush In as Starter Inventory Climbs

The U.S. housing market is seeing very different trends at the upper and lower levels. Sales are strongest among the top 5% priciest homes, while starter homes  - those in the 5th to 35th percentile of home values- are staying on the market longer. Luxury home inventory shrank 5.2% in June, according to Zillow, while starter home inventory grew 4.5%.  Growing home prices, rising inflation, and stagnant wages are making it harder for first-time buyers to take advantage of all the available homes.

Government Agencies Tighten Rules on Condo Buying

Buying a condo may be more difficult now, thanks to stricter application rules from Fannie Mae and Freddie Mac. As of August 3, 2006, the government-sponsored entities are requiring more extensive background checks on the finances, reserve, and building maintenance of condo associations. This could slow down approval and lead to more denials. The changes are in response to the 2021 Surfside condo collapse which killed 98 people and was caused by deferred maintenance and underfunded reserves.

Mortgage Rates Hit 1-Year High

Long-term mortgage interest rates hit their highest level in a year, even as the Federal Reserve held its target rate steady. The average rate on a 30-year fixed-rate mortgage rose to 6.66% during the week ended July 30, 2026 according to Freddie Mac. That’s up from 6.58% a week ago and the highest its been since the week of July 31, 2025 when it averaged 6.72%. Meanwhile, in the face of oil-fueled inflationary pressures, the Fed decided to leave its influential rate untouched until its next meeting in September.

Fewer Foreign Buyers Entering U.S. Housing Market

Foreign purchases of U.S. homes fell 14% in the latest year according to the National Association of Realtors, deterred by lack of inventory and prohibitive house prices.  International buyers bought 67,000 properties and $45.3 billion worth of existing U.S. real estate between April 2025 and March 2026, a 20% decline in dollar volume from the previous year.  The number of properties purchased by foreign buyers is the second lowest on record since the NAR began tracking in 2009.

Weekly Mortgage Demand Increases Even as Rates Rise

Total U.S. mortgage applications increased in the latest week, even as long-term interest rates hit their highest level in almost a year. According to the Mortgage Bankers Association, mortgage volume rose 1.9% during the week, led by a 6% jump in home purchase loan applications, but tempered by a 2% decline in refinance requests. At the same time, the average rate on a 30-year fixed-rate mortgage increased to 6.69% up from 6.65% the week before.

June Pending Home Sales Fell 5.4%

Pending U.S. home sales declined in June by 5.4% compared with May and 0.3% from the year before, according to the National Association of Realtors. NAR economists say high mortgage rates and a record-high national median home price made it tough for many buyers, but especially first-time buyers. Sales fell in all four major U.S. regions for the month, but year-over-year pending sales increased in the Northeast and Midwest, while declining in the South and West.

Mortgage Rates Hit 11-Month High

As renewed tensions with Iran and surging oil costs introduced more uncertainty in the investment markets, long-term mortgage interest rates rose to their highest level in almost a year. According to Freddie Mac, the average rate on a 30-year fixed-rate home loan rose to 6.55% as of July 16, 2026, the highest since the end of August 2025. Exactly a year ago, the average rate was even higher at 6.75%.
